Investment Focus

We invest in all kinds of technology startups serving the real estate and construction industry. We specialize in early-stage (seed, pre-seed) companies; as long as you have a commercially available product and some proof of product-market fit, we don’t have a minimum revenue threshold. We rely on our industry-insider investor network for feedback on the solutions we invest in, and they rely on us to help them discover new technologies.

When we invest, it’s not just capital but also our time and our contacts— we help our companies grow by providing warm leads for commercial pilots, and later on, to investors for later stage capital raising.

For investors who are active in the real estate and construction sectors, investment in the fund also brings strategic value. Although many prominent real estate players receive inbound leads from PropTech startups, the majority have neither the expertise nor the bandwidth to review these opportunities in any depth.

As LPs in the fund they can leverage the LAB Ventures team to screen early stage startups and identify those with which they might like to work, as well as invest in.

Investment Criteria

What do you invest in?

Our focus is on early-stage technology businesses that serve the Real Estate and Construction industries - Property Technology, or “PropTech” for short. We take a very broad view of what is included in PropTech, but have a preference for software over hardware, recurring revenue, and enterprise over consumer.

At what stage do you invest?

We typically invest in companies from early seed to Series A, but we are opportunistic and sometimes participate in later stage deals where we can add value. We seek pro-rata rights and will often invest in multiple rounds as our portfolio companies as they grow.

Check size?

Our initial investment will typically be in the range of $100K to $250K, usually as part of a larger round. We are collaborative and often co-invest with other funds. We have invested as much as $1M in an individual company.

Any specific geographic focus?

We will invest in Startups located anywhere in the world, although we expect most investments will be US-based, or at least serving the US market. We especially want to connect with companies which we can assist in expanding their presence the South Florida and/or international markets.

Are you a Corporate VC?

No, we are a purely financial investor. However, we do have deep domain expertise in the real estate industry, and our investors (limited partners) come mostly from real estate and thus provide an invaluable network for our portfolio companies.
